6 Ways to Sell your Home by auction in 30 days or less !

* When advertising your "for sale by owner" home, there are three essential elements for a successful auction advertisement. The first is an attention-grabbing headline. When writing your headline, use the features of your home in the headline, such as "Solid as a Rock!" or " Assumable Loan!" You want your headline to be explosive enough to catch the potential home shopper's attention. You want them to read your ad about your home. By gaining their interest they will be interested enough to see your home above all the others.
* Another element is to highlight the USP ( unique selling point) of your home, such as an ocean view, recently remodeled or within walking distance of schools. You are trying to create a lifestyle in the mind of your potential buyer. This will give them even more reason to want to look at your home before making a final purchase. Make sure you describe your home in detail, create a detailed visual picture in your reader's mind.
* A good end line will maintain your buyer's interest and make them get in touch. Appeal to the buyer's main interest in owning your home- is it a bargain, an investment or simply a great place to live! Use:" Fantastic investment opportunity!" or "The best place on earth to live! Call now !" Now you have your advertisement completed place the advertisement in your local newspaper and in your chosen auction site.
* Another good method of advertising is "Open House". You have your house already to show;it looks immaculate,its sparkling clean, the repairs have been made and the clutter cleared, so advertise your "open house". Create colorful,eye grabbing flyers so everyone who attends your open house will get a flyer before they leave. The flyers describe the your home in detail and talk about price. Distribute them locally and make sure that all your contact details such as phone, email and web address are included.
* When scheduling your "Open House", you will want to schedule it for a Saturday or Sunday afternoon between 2 - 5 pm. You will also want to check your calendar to ensure your "Open House" is not competing with any kind of major sports playoffs or any religious holidays or local events. Even though you're selling by auction do not neglect this route-it establishes trust and shows that you have nothing to hide.
* You will want to have a guest book so you can get the names and addresses of every person who attends. If you can, make sure to take notes, and jot down every positive impression and comment made by those who attended. You will want to be able to keep in touch with people who show an interest. This could be especially important if you reduce your asking price or change the terms of the sale later on. During the "Open House", be prepared to make them aware of the schools in the area.
You may get lucky and have someone interested enough to buy your home on the spot! Have blank sales contracts ready, you can get them from any office supply store or download one from your computer.
Finally on the subject of "Open House" attract more visitors by putting an "Open House" sign in your front yard. Attach balloons for added attention! If you live on a street with little drive by traffic place arrows on other prominent street corners.
* When selling your home by auction make sure you use as many photos as possible but make them relevant. I've seen too many auction listings where sellers have taken pictures of their dog, of their children, of rickety sheds, of duck ponds. Potential buyers are not interested in your dog or your child!! Potential buyers want pictures of rooms, they want pictures of your yard, they want pictures of your neighborhood, of your town. Give them photos which show how well your home is decorated, what a great neighborhood its in, what a great town its in.
